The Summer 2021 Issue of Lifestyles of South Florida offers the real story behind surging home sale prices in South Florida. Sellers have been fetching higher prices for single-family homes and condos over the past year, and that trend has only increased as we have moved into 2021. The Median Price for a single-family home in Miami-Dade County has risen to $490,000 for the period of Feb/Mar/Apr 2021. That is a 29.6% increase from the same period a year prior. In Broward County, the Median Price has risen to $450,000 for a single-family home. This represents a 16.9% increase from a year prior. Many of these price increases have been fueled by low interest rates and lessening inventory levels. As we continue to move through 2021, we expect to see more listings come on the market, which will help us return to a more balanced market.
