Hollywood Actor Lands New Role As Luxury Home Renovator

Joshua Leonard, one of the stars of "The Blair Witch Project," has landed a new role. This time, it's not a suspenseful movie plot, but a real-life renovation project in New York's picturesque Hudson Valley.

In 2021, Leonard acquired a 200-year-old stone house, coined The Compound at Breezy Hill, on approximately 20 acres in the quiet rural town of Accord, situated roughly 90 miles northwest of Manhattan. Once in a state of disrepair, it soon became his passion project. With the help of Robert Airhart, listing agent from Berkshire Hathaway HomeServices Hudson Valley Properties, Joshua embarked on a renovation journey.

While Leonard had reimagined houses for his family in the past, this project was his first professional foray into the world of home renovation. The stone property’s history dates back to the early 1800s—but little is known about its past. When Leonard acquired it, the house had seen better days, and required significant attention.

Leonard undertook a comprehensive overhaul, almost doubling the house's size with a well-thought-out addition. The ceilings were raised, and a cupola was added to infuse natural light throughout the space. The project even expanded to include the demolition and rebuilding of two guesthouses.

The renovation wasn't just about modernizing; it was about preserving the property's historical charm. An original stone fireplace in the family room remains, serving as a testament to the house's heritage. Much of the stone used in the renovation was sourced from the property itself.

The primary suite underwent a remarkable transformation, now spanning around 1,000 square feet. The renovation breathed new life into the property, giving it a unique blend of history and modernity.

The estate boasts more than just a beautifully restored house. It features a spring-fed pond, seasonal waterfalls in streams, and serene landscapes, providing a sense of tranquility that is quintessential to the Hudson Valley.

Leonard's love for the Hudson Valley began during the filming of "Higher Ground" in 2011. The region captured his heart, prompting him to build a summer home there in the mid-2010s. When the early days of the pandemic arrived, the Hudson Valley became the perfect place for the actor and his family to take refuge. In late 2021, they made it their full-time residence.

The Hudson Valley's real estate market saw a surge during the pandemic, attracting New Yorkers seeking a change of scenery and lifestyle. Property prices in Ulster County, where Accord is located, rose by over 50% from the first half of 2019 to the first half of 2022. While price growth has since stabilized, the area continues to be a sought-after destination for those looking to experience the serenity of rural living with access to the city.

With its stunning stone house, renovated barn, two guesthouses, and breathtaking natural surroundings, The Compound at Breezy Hill is a once-in-a-lifetime opportunity for those seeking a place where the past meets the present. It's a testament to the enduring allure of the Hudson Valley and the vision of those who see potential in historic properties.

Offered for $4,275,000, this historic property is a renovation success story waiting to be explored. To delve deeper into its timeless charm and unique features, connect with Robert Airhart to learn more.
